Construction Update
This page is dedicated to give as much detail as possible about the construction and new improvements underway at Long Beach Resort in Panama City Beach, Florida.
PLEASE READ THIS INFORMATION - Depending on the tower and exact unit as well as dates of your trip there may be none or very minimal construction and very little effect on any stay, we just want to share all the current information we have that has been made available, please let us know of any questions.
AVAILABILITY - If looking to book and the availability calendar is showing available then that means that the unit and balcony are open, as any construction is blocked off per unit.

Construction Overview
Long Beach is making many improvements and updates, we are extremely excited for these enhancements but in the meantime there may be some disruption and we wanted to keep all visitors as informed as possible. Suncoast Restoration and Waterproofing, LLC (SCR) will begin mobilization on August 4th, ahead of project commencement on August 18th. Mobilization activities will include:

Installation of perimeter fencing along the front elevation (immediately in front of the first landscape bed) will begin on August 4th, restricting drive-up access to the buildings. Please note that the first row of parking will be unavailable starting August 4th and will remain closed for the duration of the project.

All building access will shift to the porte-cocheres.

Delivery of equipment, including dumpsters, Portalets, an office trailer, and storage containers.

Installation of overhead protection and debris netting at beach access walkways.

Temporary boardwalk closures may occur, but we will ensure beach access remains available at all times.

Installation of railing protection on the walkways and swing stage equipment on the building

Removing portions of fence and beach access boardwalks in preparation for exterior elevation access.
Scope of Work and What to Expect
Starting August 18th, work will proceed in phases:
Phase 1) Walkways and North Elevations:

Washing surfaces, concrete/stucco repairs, sealant replacement, and coatings.

Walkways will remain open during this phase. Please remain mindful of workers and observe all cauÆŸon signs, tape, or barricades.

Typical work hours: Monday–Saturday, 7:00 AM – 5:00 PM (Sundays possible for make-up work).

Phase 2) Mast Climber Installation:

Mast climbers will be strategically relocated as work progresses.

The boardwalk beneath active mast climbers may be temporarily closed for safety.
Phase 3) South Elevations:

Includes balcony and pool closures as required by City of Panama City Beach safety guidelines.

Work will include washing, repairs, sealant replacement, and coatings on balconies, flat walls, and window walls.

Prior to work on your stack, all balcony furniture must be removed.

When a balcony stack is under work, it will be closed and secured with signage and barriers. Unauthorized access is strictly prohibited and will result in removal from the property.

Walkway Schedule
Walkway work will include concrete/stucco repairs, a rinse, sealant replacement, and coating installation. All dates are subject to change due to unforeseen conditions, weather delays, and extent of damage.
14th through 11th Floors – 8/18/25 to 9/4/25
10th through 6th Floors – 9/5/25 to 9/24/25
5th through 1st Floors – 9/25/25 to 10/14/25
Pool Closure Schedule

Balcony Closure Schedule
Click on the map below for each tower to see when the balcony will be closed. Balconies are closed in groups of stacks. Typically stack 4 means every unit that ends in 04, such as 104, 204... 904, 1004, etc..., however, during this construction the first stack maybe a studio or bunkroom balcony from a larger 3 bedroom unit, so the stacks on the maps may not correspond to the unit numbers. Please if you have questions on where your unit may fall into the floorplan on the maps below, feel free to reach out.

During the time a balcony is closed the door to the balcony will be secured from the outside and unable to open and no furniture will be permitted to be on the balcony and may be stored inside the unit. Outside of the date ranges listed, the balconies are expected to completely open.
